Repair or Replace? An Honest Answer

Most concrete does not fail all at once. It starts with a crack, a sunken corner or a patch of flaking near the street, and it gets worse every winter. Concrete repair and replacement is about catching that early and choosing the fix that will actually last. We repair and replace driveways, walks, patios, steps and slabs across Waterloo and the Cedar Valley, and we will tell you plainly which option makes sense for your concrete.

What causes the damage

In Waterloo, the usual causes are water and cold. Moisture gets under a slab through open joints, cracks and poor drainage. When it freezes, it lifts the slab; when it thaws, the soil underneath is soft and the slab drops. Over the years the base washes out and panels sink or tip. On the surface, freeze-thaw cycles and road salt cause scaling, where the top layer flakes off and exposes the stone. Low ground near the Cedar River and its creeks, which saw record flooding in June 2008, tends to stay wetter and shows these problems sooner.

Repair options

  • Crack and joint sealing: a flexible sealant in cracks and joints keeps water out of the base. It is cheap and worth doing early.
  • Mudjacking: a cement-based slurry is pumped under a sunken slab to raise it back to level.
  • Foam leveling: a polyurethane foam does the same job through smaller holes and with a lighter material.
  • Patching: small chips and spalls, such as a broken step edge, can be patched with a repair mortar.
  • Section replacement: cutting out one or two bad panels and pouring new ones that tie into the rest.

When replacement is the better choice

Leveling and patching only work when the slab itself is in fair shape. We usually recommend replacement when:

  • The surface has scaled across large areas, not just a few spots
  • The slab is broken into many pieces or has cracks wider than about a quarter inch that keep growing
  • The slab slopes toward the house and lifting will not fix it
  • The base has washed out so badly that the slab will keep sinking
  • The concrete is old, thin and not air-entrained, which is common in a city where close to half the homes were built before 1960

How replacement differs from the original job

When we replace a failed slab, we find out why it failed before we pour new concrete. If a downspout was dumping water at the edge, we move it. If the base was clay with no gravel, we dig it out and build a real base. If the slab tipped toward the house, we reset the grade. New concrete on the same bad base will fail the same way.

A note on sealing

Sealing does not fix damage, but it slows it. A penetrating sealer on sound concrete reduces how much water and salt soak in. Combined with sealed joints and good drainage, it is the cheapest way to keep a repaired or new slab in good shape through Iowa winters.

How a Repair Job Runs

1. Inspect and find the cause

We look at the damage, the drainage and the base to see why the concrete failed.

2. Recommend a fix

You get a written estimate for repair, replacement or both, with the reasons for each.

3. Fix the water first

Downspouts, grading and joints are dealt with so the problem does not come back.

Concrete Repair & Replacement Questions

Is mudjacking or foam better?

Both raise sunken slabs. Mudjacking costs less per square foot. Foam uses smaller holes, weighs less and cures quickly, but HomeGuide lists it at roughly double the price. The right choice depends on the slab and the soil.

Can scaled concrete be resurfaced?

A thin overlay can cover light scaling on a sound slab. If the slab is cracked, sunken or scaling badly, an overlay will not hold and replacement is the better spend.

Why does my concrete keep cracking?

Repeating cracks usually point to water under the slab, a weak base or missing control joints. Sealing a crack without fixing the cause only buys time.

Will new concrete match the old?

New concrete is lighter at first and blends in over time. Where matching matters, replacing a whole panel or section looks better than a patch.

When should concrete be fixed?

Seal cracks and joints in late summer or fall before freeze-thaw season. Leveling and replacement are done when the ground is not frozen.
